Foreign mortgage programs analysis: concept development of model application in Russia

This article narrates about foreign mortgage lending models. In particular, the American two-tier model for mortgage loans and the German model of attracting long-term financing through issuing bonds are considered. Currently, mortgage lending issues in Russia are in the transformation mode. Today, economic development does not contribute to the inflow of long-term funds directed specifically to mortgage lending in open market economy. These issues significantly affect the subsequent development of the banking sector in Russia: mortgage market is one of the fastest growing in Russia. The subject of research is the Russian mortgage market. The purpose of the study is to identify factors, that could critically affect the subsequent development of the mortgage market. The research methodology is an analytical study, which is based on determining the economic and social factors affecting the market of credit instruments. The methods used are the development of the underlying causes of correlation of the ratio of credit funds, which are given in the statistical analysis. The results obtained during the research have great potential for application, both in the field of long-term credit in general and in commercial mortgage loans in particular.
