To the problem of determining land use type for cadastral valuation

The article devoted to some present problems of land cadastral valuation of related to the definition of their use. Particular attention is paid to the issue of establishing the type of permitted use of land. The existing classifiers of permitted use types are considered, their disadvantages are noted. On the example of the territory of one of the municipalities of St. Petersburg a number of problems related to the definition of the permitted land use type is identified, such as unidentified permitted land use type, mismatch of permitted and actual use of land plot, as well as the permitted land use type and capital construction located on it. Also there are cases of several permitted land use types, which causes uncertainty of their assignment to a certain group for the purpose of subsequent cadastral evaluation and taxation.
